What’s going on with the real estate market in the Belwood, Belgatos, Surmont, and nearby areas of east Los Gatos? Here’s a quick update of the year to date listings and sales activities, taken from the MLS.
Right now, there are 6 properties for sale in the neighborhood. That’s more than what has been normal in recent years. The stats for these active listings are as follows:

There is only one pending sale, and no properties at all in the area which closed in June. We had steady rate of sales closed earlier in the year: three in February, two in March, five in April, two in May.
For those tracking the absorption rate, which is the rate at which homes would sell if no new properties come on the market, this is a bit of a surprise. Zero homes (sold / closed in the last 30 days) divided by 6 active listings = an infinite months supply of inventory. Of course, it is not truly that dire, since there were 2 closings in late May and there’s one pending sale (went into contract June 15), but it does suggest that home buyers may have put the brakes on.
We are seeing this drop in sales activity across the valley in many areas, so it’s not just this corner of 95032.
Is it just a big rise in inventory that is causing the market to stall out a little? In some areas, homes have continued selling at the same pace, but with fewer offers over the last 6 weeks or so. Those areas may not have had as large an inventory jump as we have seen on the east end of Los Gatos.
Here’s a look at the inventory for single family homes for sale in 95032 with Campbell Union High School District (so Leigh or Westmont High) from July 2012 to July 2018.
Inventory is up, but not to an unprecedented degree. There were more in June, and June’s inventory was not too different from most of the recent years (2014 and forward).
A holiday week is often slow, so I would encourage people thinking of selling to not get discouraged. Part of what we are seeing could simply be a seasonal trend – summer is normally a bit of a “slowdown” period in real estate, with things picking back up again in early to mid September. Last year we did not see seasonality at all, as the market was raging hot through December.

Los Gatos housing inventory may well be at an all time low. For other blogs, I crunch the real estate numbers regularly and can tell you that in the last 15 years (for which I can get MLS statistics) there’ve never been so few available homes to buy. I’ve been selling real estate for 20 years now and don’t remember it ever being so dire. In fact, the worst year ever still had twice as many houses for sale as what we’ve got now.
The available inventory in Los Gatos, and Santa Clara County generally, is inching up. The numbers have risen about 25% from a couple of months ago, but are off between 30% and 65% from the year before, depending on how you slice and dice the numbers. In our lovely corner of east Los Gatos, right now there are only 2 homes for sale, one on Blossom Hill and one on a side street at the corner of Blossom Hill. Last year there were 13 sales in the neighborhood, and in 2011 there were 17. We could use more inventory!

Los Gatos Real Estate Market Trends and Statistics
The market is pretty hot in our pocket of Los Gatos! Here’s what has gone under contract in Belwood, Belgatos, Surmont and very nearby since January 1, 2012. (DOM = “Days on Market”. REO = “Real Estate Owned (by the bank)” or bank owned home.)

The home on Belvale had 6 or 7 offers – I know because I placed one of the bids on it for my buyers! There were also multiple offers on the Bacigalupi house as well. Both are said to have sold over list price. Most homes are selling pretty fast now, and at very good prices.
The real estate market across Silicon Valley has really zoomed into a strong seller’s market over the last 3 to 4 weeks. I have been involved with MANY offers, both on the seller side and the buyer side, and almost every single one was a multiple offer situation with sales getting pushed much higher than list price. (This last Monday, for example, I sold a small Santa Clara condo that was not strategically underpriced but it got 20 offers, 8 of them “all cash” and sold about 8% over list price. This is happening all over.)

If you live in or near Belwood of Los Gatos, you’ve probably noticed a proliferation of “for sale” signs recently – and also a “coming soon” sign here or there! (I saw one of those at Westhill and Blossom Hill Road yesterday).
At the moment there are 3 available homes in Belwood and Belgatos – none in Surmont – (plus one on Harwood and one on Gemini Court as well as one on Regent) and there are three under contract or sale pending.
The homes for sale range in list price from a high of $1,295,000 to a low of $960,000 with an average list price of $1,078,300 and an average price per square foot of $504.50 (average days on market 32). Those which are sale pending vary from $1,199,000 to $900,000 with an average asking price of $1,049,667 and average price per SF of $439.04 (average days on market 23). It’s not rocket science that the more affordably priced homes tend to sell while those with higher asking amounts linger! Buyers want the most value for the money they spend. That can mean a bigger house or it can reflect the quality of remodeling or improvements at the property.
The ratio of listings to sales isn’t bad – 3 available, 3 under contract.
What has sold recently? Just one property has sold and closed in the last month: it was a 4 bed, 2 bath, 1748 SF model that closed escrow at a low, low price of $840,000. (The same floorplan is on the market for $960,000 on another street in the neighborhood – makes it a tough sell!)
With 3 available and 1 closed in the last months, it’s 3 months of inventory. What’s challenging is that the one which closed is so much lower than some of those for sale.
For 2001, there are 5 homes in Surmont, Belgatos and Belwood which sold & closed. The average square footage is 2100, average list price is $984,600 and average sales price is $967,000. Sales prices ranged from the low, low number of $840,000 to a high of $1,090,000.
The market keep changing – we are seeing multiple offers in many areas closer to Palo Alto. It’s not here yet but give it a little time….

Yesterday I stopped into an open house in the Surmont area of east Los Gatos when I was driving home to neighboring Belwood. I suppose it’s like a “bus driver’s holiday” but I love to keep a pulse on the market so like viewing homes…even on my days off.
The house at 115 Old Orchard Drive, Los Gatos seems to be a good value. It offers 4 bedrooms, 2.5 baths, about 2150 square feet, nice looking pool in back, single story and is priced at $975,000. The home is somewhat updated, but not fully remodeled. Perhaps best of all, it’s got a fabulous location on a beautiful street.

Not an April Fool’s Day joke – two more homes came on the market this week, so now the total is up to four available in Belwood. (For the skinny on them, visit the Homes Info section of this site.) It makes three on Belridge in the last month!
The range in Belwood homes now is from $1,099,000 for a small (1744 sf) home to $1,729,000 for an extremely large one. And… Rumor is that a 1400 SF home will be offered on the market for $1,100,000 soon. (That does not appear to be in line with “market value” but we’ll see what happens.) There is slight upward pressure on pricing BUT it remains true that most homes are still not selling in Los Gatos.
First, Describing the “Parts” of Belwood
The Belwood area of east Los Gatos is very popular as the homes tend to sit on good-sized lots, the streets are tree-lined and meandering, a huge park provides abundant outdoor activity and exercize space, and the neighborhood is friendly.
There are actually three neighborhoods within what is typically referred to as simply Belwood, though. This matters because it helps to explain the pricing differences from one part of Belwood to the next. So first, a quick into to this part of east Los Gatos. (See photo slideshow of Belwood/Begatos and our park.)
Surmont is the oldest and is on the part closest to downtown Los Gatos along much of Westhill Drive, Old Orchard Drive, Old Orchard Court, Campos Verde, Surmont Drive, and Surmont Court. It cuts off just before Belblossom Drive. These homes are semi-custom and they enjoy tree-lined streets; some of them along Westhill and Surmont even have views. There were several builders who constructed homes here. Homes are mostly on 10,000 to 15,000 SF lots. These houses often sell for the highest prices because they are larger, custom or semi-custom homes on larger lots and sometimes have views.
The next area was not originally part of Belwood proper so is often referred to as “Belgatos area”. It includes part of Westhill, part of Belblossom, and part of Belvue – leading up to Belgatos Road. Mostly 10,000 SF lots and semi-custom homes.
Belwood of Los Gatos originally encompassed (mostly) the streets between Belgatos Road and Harwood Road, with the cabana in the middle on Belwood Gateway. (The cabana used to be ONLY for this area and the annual dues are mandatory there. Now it is open to all three areas but the outlying sections do not, of course, have mandatory membership or dues – it’s optional there.) These are mostly “Bel” streets, except for Bacigalupi Drive and Jaime Court. Of the three areas, Belwood tends to be the most affordable; it is almost exclusively tract housing (though very nice) and the streets are not quite as tree-lined for the most part. Homes here range, generally, from 1700 SF to 2500 SF, with exceptions (Westhill in this stretch has some larger homes, some may be custom built), and usually sell between 1 and 1.4 million, again with some exceptions.
One notable exception: recently a tiny, 1400 SF house in Belwood with need of many repairs sold for a shockingly low price of $799,000.
Again, Belwood has mostly 10,000 SF lots, but one area – a section of Bacigalupi and Jaime Court – are newer homes on mostly 8000 SF lots, and a few places in Belwood have 12,000 SF lots. So it does vary.
What’s for Sale in Belwood, Belgatos, and Surmont of Los Gatos Today
At this time, there are 3 homes actively on the market in this area of about 500 houses. Two of them are on Westhill and one on Belhaven, and all of them are priced at just a little bit under $1.5 million. (Two have been on the market awile – one of them is “by appointment only”, which can make it very difficult to sell a house). One more home will be coming on the market soon: it is a 3 bed, 2 bath home with 1744 SF and will be offered at $1,150,000. (not my listing but I have been in contact with the agent about it so can fill you in on some details if you’re interested).
Why so few available homes? This is not untypical. While most owners of real estate in Silicon Valley may move fairly often, that’s not the case here. People who move to Belwood (or Surmont or Belgatos) tend to make it their long-term home. They move in but don’t want to leave! Turnover tends to be low.
