The Surmont subdivision is a highly desirable, scenic, low turnover area situated close to the coastal foothills with large trees, gently winding roads, and tidy homes in Los Gatos, California, 95032.

What are homes and lots like in Surmont?

There are 72 houses in Surmont. I pulled the data shared below from Realist, a program offered to members of the MLS which provides information from the Santa Clara County tax records as well as MLS data.

Typical:

  • 4 bedrooms, 2.5 bathrooms
  • 2496 SF
  • 1 story
  • 2 car garage
  • built in 1965
  • 10,000 SF lot
  • ranch style (or modified ranch)
  • slight hillside grade

Most houses are single story, but a few are split level or two story houses. (Average is 1.33 floors.)

These are good sized single family homes with the average house providing about 2500 square feet with 4 bedrooms and 2.5 or 3 bathrooms. The smallest houses are a little more than 1650 SF and the three largest boast more than 4,000 SF.

This is generally an older area, with most houses first built in the early 1960s. The earliest properties were constructed in 1952 and 1955. Four houses were built after 1970, with the newest constructed in 1980. The average year built is 1965.

Most parcels enjoy between 9,000  SF and 11,000 SF of space, but a few are larger: 4 are about a half acre and 1 is 1.5 acres.

This region is gently hilly overall. A few homes on Surmont Drive, Surmont Court, and Westhill Drive have more of a slope than other parts of the neighborhood. Some of those properties have amazing views, too – though most houses in this community do not. Most of the two story houses are hillside homes.

Belgatos

The Belgatos subdivision consists of 81 semi custom homes on tree lined streets close to Belgatos Park in east Los Gatos. It is a scenic area with the coastal foothills and a tremendous amount of open space close at hand.

Where is Belgatos?

This area consists of just a few streets:

  • part of Westhill Drive (spans the three adjacent subdivisions)
  • part of Belvue Drive
  • part of Belblossom Way
  • the west side of Belgatos Road
  • some on Blossom Hill Road

This area is close to, but not part of, Belwood of Los Gatos. For home owners in Belgatos, is it possible to pay the Belwood dues and enjoy the pool, cabana, etc., as this is in a “Class D” optional membership area.

What are homes like in Belgatos?

Most houses are ranch style, one story houses, and they are very well kept.

I crunched the numbers, and here are the averages:

  • Bedrooms – 4 (3.925)
  • Total bathrooms (includes half) – 3 (2.925) – could be 2.5 bathrooms or could be 3 full baths
  • Average number of stories – 1.35 (55 of the homes are single story, 13 are 2 story, and 2 have 3 levels – either split level or 2 plus basement)
  • Home size – 2427 SF
  • Lot size – 10,476 SF
    • Most lots are fairly level except on or near Westhill. A number of the homes on Westhill are hillside properties with lovely valley views.
    • Some lots on the north side of Westhill or on nearby streets have a sloped lot but not enough elevation for a valley view
  • Year built – 1970 (ranges from 1964-1977 with one exception, which was constructed in 1935)
  • Most have an attached 2 car garage. There are a few with 3 or which have converted the garage to living space – but not many.

Jamie Court & Bacigalupi Drive, Tract 5921 & Lots A – D

Adjacent to Belwood of Los Gatos is a small subdivision with 14 homes along Jamie Court and Bacigalupi Drive. Ten homes are in Tract 5921, and 4 are Lots A – D.

Not every subdivision has a name, and that is true for this pocket of Los Gatos.  It would have been great if the builder had labelled it Belwood Foothills or some clever name, but no such luck.

This is a tidy little neighborhood (even if some lawns are a bit brown from drought restrictions) and from here it’s super convenient to get to Noddin Elementary School, Walgreen’s Shopping Center, or the Belwood Cabaña and pool.

The houses were all constructed between 1977 and 1979, so generally about 10 years younger than the Belwood of Los Gatos houses.

This area is not part of Belwood of Los Gatos proper, but is an adjacent community which has optional membership with the Cabana, also known as a Class D membership area. The larger and older Surmont and Belgatos areas are likewise Class D areas.

Where is the Surmont neighborhood? Where is Belwood? Belgatos? Heritage Grove?

Bing map of east Los Gatos neighborhoods is largely wrongSometimes the search engines cause more harm than good when they begin to label Los Gatos neighborhoods for us.  In the case of Surmont, as well as Heritage Grove, Belwood and Belgatos, that is certainly the case.

Bing has published a map with the wrong answers.  So let’s set it right for the good people trying to figure out what is where.  This mislabeled map puts Surmont across both where it does belong and neighboring Heritage Grove.  It has Heritage Grove north of Strathmore neighborhood (which is correctly placed).  Belwood and Belgatos seem to be either one and the same or north/south of each other.

Of 5 named neighborhoods, one of them is correct.

So let’s set the record straight.

Where is the Surmont neighborhood of Los Gatos?

Surmont starts with Westhill Drive and runs through approximately halfway between Old Orchard and Belblossom.  These homes are a little older than those in Belwood and Belgatos.  Many of them are custom or semi-custom, and a few have large lots with views. The streets include Westhill Drive, Surmont Drive, Surmont Court, Old Orchard Drive and Campos Verde.

Where is the Belgatos neighborhood of Los Gatos?

Belgatos begins with the end of the Surmont subdivision and continues up to Belgatos Road.  Like Surmont, some of the homes along Westhill have bigger lots and views.  These seem to be custom homes built to take advantage of valley vistas.  Other houses down on the flatter area look to be semi custom in many cases. Streets found here are part of Westhill, part of Belblossom, part of Belvue, and part of Belgatos.

Where is the Belwood neighborhood of Los Gatos?

Belwood of Los Gatos runs approximately between Belgatos Road and Harwood.  Some of this area was added about 10 years later (part of Bacigalupi Drive and Jamie Court behind it) and they are not part of the original Belwood subdivision.  This area has optional dues and may use the pool if paying that year.  The rest of Belwood pays lower dues but it’s not option.  The newer stretch also has smaller lots, mostly about 8,000 SF lots instead of 10,000 SF lots. Please see the HOA’s website, BelwoodHomes.org, to get more precise boundary information for Belwood and the pool.  Westhill continues into this area, though the homes appear more semi custom than Belwood generally.  Most of the streets begin with “Bel” as in Belridge, Belcrest, Belglen, Belwood Gateway.

Where is the Heritage Grove neighborhood of Los Gatos?

Heritage Grove is a newer (for Los Gatos) subdivision just off of Blossom Hill Road.   The roads there are Regent Drive, Heintz Court, Ayala Court and Ramohs Way.  If you’d like more information on this younger, upscale subdivision, please read the following article in my Valley of Hearts Delight blog, which includes a slideshow and a bit of local history:
